Land values you can defend.
Independent appraisals of California farms, ranches, development sites, and vacant land. Written for lenders, families, land trusts, and the people who advise them.
We appraise land and nothing else.
Vacant land
Unimproved lots and acreage, including infill, rural, desert, and mountain parcels. Access, utilities, zoning, and topography are all accounted for.
Agricultural & ranch
Orchards, vineyards, row crops, and grazing land. We look at water rights, well capacity, soil class, and permanent plantings.
Development sites
Entitled and unentitled land for housing, industrial, or mixed use, using a land residual analysis where appropriate.
Rural residential
Homes on acreage, where the land often drives the value more than the house does.
Commercial land
Pad sites, industrial yards, and commercial frontage, supported by local zoning and absorption data.
Estate, tax & litigation
Date-of-death, gifting, charitable donation, partition, and dispute work. Available for testimony when needed.
Reports built for the person who has to rely on them.
Lenders & banks
Agricultural, construction, and land loans, with reports that meet lender and USPAP requirements.
Developers
Acquisition, disposition, and financing values for sites at any stage.
Landowners & families
Sales, buyouts, divorce, and planning, explained in plain language.
Land trusts
Fee and easement acquisitions, supported and documented for grant programs.
CPAs & estate planners
Date-of-death, gift, and donation values ready for IRS filing.

Common questions
How much does a land appraisal cost?
Residential land starts at $1,295, acreage and rural land at $1,495, commercial and industrial land at $1,995, and development and specialized work at $2,495. Your fee depends on the property type, acreage, location, and complexity, and you get a fixed quote before any work begins. See pricing.
How long does it take?
Most reports are delivered in two to three weeks after the engagement is signed. Rush timelines are often possible, so ask when you request a quote.
Do you appraise land outside Southern California?
Yes. We work in all 58 California counties and inspect every property in person.
Can your report be used for IRS or estate purposes?
Yes. Date-of-death, gift, and charitable donation appraisals are prepared to meet IRS and USPAP standards. Read what executors need.
Can I order the appraisal my bank needs?
Usually not. Federally regulated lenders generally must engage the appraiser themselves. If you're financing, ask your loan officer to contact us, and we'll work under their engagement. More on lender appraisals.
What do you need from me to get started?
The address or APN, the reason for the appraisal, your deadline, and any documents you have, such as surveys, leases, water records, or entitlements.
